Overview

Self-hosted NocoDB manages 540 residential units, lease records, and maintenance tickets. Self-hosted Novu pushes bilingual Arabic/English notifications to tenants for rent reminders, maintenance updates, and contract renewals via WhatsApp, SMS, and email. Rent arrears cases drop 44%; maintenance-ticket close time 9 days → 2.1 days.

The challenge

The property manager tracked 540 units in a spreadsheet and sent rent reminders via personal WhatsApp, which was legally risky under UAE tenancy laws as messages were unrecorded. Maintenance tickets were logged by phone call and lost 30% of the time. RERA-mandated lease-renewal notices required documented proof of dispatch that the team could not provide.


The solution

Our approach

We adapted NocoDB's open-source platform to hold the property registry, lease table, and maintenance-ticket tracker with linked views between them. Each tenancy record carries the tenant's preferred notification channel. Novu workflows fire reminders at 60, 30, and 7 days before rent due date, and dispatch RERA-compliant renewal notices with a Postgres-backed audit trail proving delivery. Maintenance tickets submitted via a WhatsApp bot are written directly to the NocoDB maintenance table via n8n.
